Mayan Group has developed the Mortgage Growth Program MGP® as a way to generate and maximize mortgage assets for the benefit of the program’s investors. Mayan Group purchase rental properties qualified under a set of specific guidelines. Shortly after closing on the purchase of any qualified property, Mayan Group will convert it into attainable housing with the intent of offering the majority of the units to existing tenants at their current (or possibly a lower) monthly payment (which will include the HOA, RE taxes and insurance).

In exchange for ownership of their existing homes, qualified tenants will deliver a mortgage and promissory note to Mayan Group which, when combined with all of the other sales in the properties , may create a return of as high as a 50% for MGP® investors in as few as 24 months.

The creation of this Program is for the sole purpose of using different investment tools that were not available previously in the mortgage investment market. A synopsis of the program can be found on the next page.

MGP Guidelines Any multi-family development purchased under the MGP® program must be sold to Mayan Group at a price of at least 30% below the cost of replacement after improvements. Further, any building acquired will have a purchase price less than 7 times the gross rent multiplier (GRM) and a positive CAP Rate.

Finally, it is important that both the tenancy and management of any property that we acquire be stable*. Following adhering to these guidelines (along with other financial requirements not described here), Mayan Group will create an environment enabling current tenants and others to purchase their for a monthly payment equal to or less than their current monthly rents – provided that each tenant qualifies as a buyer.
